Other New Property Launches
If there is one project that should catch your eye in the current market, it should be the Parc Esta condo. This is a new development that is being developed by MCL Land, on the site of the former Eunosville, directly fronting Eunos MRT station on the East-West line.
Apart from its proximity to Eunos station, the site of Parc Esta is attractive for other reasons. This is a city-fringe location, on a huge land parcel of 376,000 sq ft, with dual road frontages. It straddles Changi Road and Sims Avenue. This place is so close to the CBD that high floor units should be able to get views of the Marina Bay area, and even of Marina Bay Sands.
The Parc Esta condo location is also just one train stop from Paya Lebar MRT interchange station, 1km away. Here you can find Paya Lebar Square, and Paya Lebar Quarter, with its bustling malls. This is part of the on-going transformation of Paya Lebar into one of Singapore’s regional growth areas. Real estate values around this location should rise in tandem with the rejuvenation of the area, with flow-on effects for Parc Esta.
Comparing Canberra Residences with Parc Esta will be like comparing day and night. The former sits in a quiet area, where the prime attractions are its rustic quiet character far from town, and lower price arising from it. The latter is in the midst of a bustling vibrant city-fringe location, with much promise and potential for growth.

January 2022 Update: Parc Esta is fully sold out. The nearest upcoming new launch is Sceneca Residence. In a way this might be an even better option for those working in the east of Singapore. Especially those working at Changi Business Park or Tampines area.
Because Sceneca Residence is right beside, and directly linked to Tanah Merah MRT Station. It is also part of a mixed development, with a commercial retail component called Sceneca Square. Incidentally the developer for Sceneca Residence is MCC Land, the same developer that built Canberra Residences. They have come a long way since then, having built other projects in the meantime. But Sceneca Residence, and Sceneca Square promises to be one of their most interesting projects.

Another one is Martin Modern Condominium @ Martin Place . Fringe of Orchard Road near Somerset MRT station & Robertson Quay . Developer GuocoLand Limited VIP Preview Sale Q3 2017 . Robertson Quay is known for its buzz and night life scene, certainly a far cry from the much more laid back Canberra Residences neighbourhood.

About the Belgravia Green Launch

Belgravia Green sits at the fringe of the Seletar Hills estate, but is accessed from Belgravia Drive off Ang Mo Kio Avenue 5, a short drive from its exit off the CTE (Central Expressway). It is a mid-size 81-unit cluster housing developments, and is on freehold land, which is something of a rarity. That’s because most cluster housing developments, especially freehold ones, are typically from en-bloc sales of landed property, and so tend to be much smaller land parcels. Typically they would range around 10 units to perhaps 25.
Getting a unit on this much larger parcel of land offers several advantages. One of which is of course, you get a lot more land for communal facilities, so you can have a decent-sized pool and gym, clubhouse and outdoor dining pavilions, gardens and so on. The kids also have a lot more space to roam around safely in, without getting in the way of vehicles.
The other advantage is that there are more units to share the maintenance costs, and the pay for the guards and so on, so generally maintenance fees per unit are lower than for smaller cluster home projects. Because the beauty of cluster housing developments is that, while you get to enjoy the spaciousness and privacy of normal landed houses, you also have less maintenance hassles to worry about.
Most landed homeowners say that one of the biggest drawbacks of living in a typical landed home is having to maintain the garden and the building envelope. It gets rather tiring after a while. In the case of cluster housing like at Belgravia Green, all that is done for you. You still have to maintain the interior yourself of course, but that’s more than half the work taken care of.
The Belgravia Green floor plan layouts are really well designed too. Unlike the previous Belgravia Villas, the bedrooms here are bigger, especially the master bedroom that is almost twice the size here.

As mentioned in the above article, the other low-rise housing development that will be launching around the September / October 2018 timeframe, is the Parkwood Collection launch. Like Belgravia Green, this is a landed cluster development as well. So it shares several similarities, but differs in other aspects.
Similarities
Like Belgravia Green, the Parkwood Collection launch is in the same general vicinity. Both are in roughly the same corner of Singapore, in the north-east region.
Parkwood Collection is also on a good sized parcel of land. In fact it numbers around 53 units, so it shares the same advantages of economies of scale in maintenance costs.
It also has a decent range of communal facilities and expanse of garden and landscaping. Because that is the main advantage of cluster housing over typical landed housing. That you enjoy landed living, and having a pool and gym and so on on your doorstep, without the hassle or costs of building and maintaining one for yourself.
The Parkwood Collection Launch . Location
Differences
One main difference is that Parkwood Collection is a lot more conveniently located. It is situated at Realty Park Estate, which is within 10 minutes walk of Hougang Town Centre and MRT station. The town centre comes complete with a couple of Fairprice Supermarkets, and Hougang Mall, that houses shops and banks, and cafes and fast food joints, as well as neighbourhood shops. Most landed housing tend to be located deep within residential estates, and so don’t have that kind of convenience.
The other main difference is that it is on 99-year leasehold land, while Belgravia Green is freehold. This is actually not such a drawback as it might appear at first glance. That is because, for strata residential properties such as condominiums and cluster houses, the land is jointly owned. Which means that it can, as it ages, be eventually sold collectively in an en-bloc sale to a developer, so long as at least 80{a123bb6555f693614fc959ad4247842e934cf1a00bd5bc53f6c102fed28d40bd} of the residents agree.
And in such as case as this where the plot is close to amenities and an MRT station, the chances of that happening are good. So there is less need for concern over what happens when the lease runs down. Which is different for typical landed housing on 99 year leases, as these can’t be sold collectively unless 100{a123bb6555f693614fc959ad4247842e934cf1a00bd5bc53f6c102fed28d40bd} of the owners agree. Such a threshold is much harder to achieve.
So it all really comes down to what is more important to you. If you prefer freehold property and a more secluded ambience in a completely private residential estate, then go for Belgravia Green. Otherwise if convenience to amenities is more important, then consider the Parkwood Collection launch.

Construction of the largest shopping mall in northern Singapore is expected to start in April 2015. Frasers Centrepoint has awarded the main contract for building this landmark project to Lum Chang Building Contractors.
To be called Northpoint City, it is slated for completion in 2018, a press release issued by Frasers Centrepoint said on Tuesday. It will serve the many HDB precincts and private residences in the vicinity like Canberra Residences & 8 Courtyards, and the new executive condominium developments like The Brownstone and Signature at Yishun.

This 1.33 million sq ft mall is an ambitious project that will amalgamate social & transport facilities with commercial & residential components.
A 920-unit condominium, North Park Residences, will sit atop the development, while North Point City itself will house over 500 retail units, with a first-of-its-kind Community Club housed inside a shopping mall.
A transport hub with an air-conditioned bus interchange, and a shopping underpass linked to the Yishun MRT station, will be part of the project as well.

NorthPoint City Contract Awarded :: Will serve Canberra Residences & Signature EC
Other highlights include a “Town Plaza” the size of 10 basketball courts, and a rooftop community garden, that have been earmarked for public activities as part of a broader plan to foster “the spirit of community”.
Minister for Law and Foreign Affairs K Shanmugam, and an MP for Nee Soon GRC – which includes Yishun – said: “The partnership between the agencies and FCL will create a new Nee Soon. The changes will be exciting.”
Residents and businesses can look forward to a greener landscape. This includes the Lower Seletar Reservoir Park, that is opposite the Signature EC at Yishun.

DEVELOPER CONDO LAUNCHES
Arena Residences is another new launch, like Canberra Residences. However it is located in a much more central location, near Kallang Basin and the Singapore Sports Hub, and on the fringe of the CBD (Central Business District). In fact, from the higher floor levels, especially the sky terrace at the top floor, you can see views of the Singapore Flyer and Marina Bay.
Also, unlike Canberra Residences that is 99 year leasehold, Arena Residences is on freehold land, which theoretically means you own the property to perpetuity, what is known as Estate in Fee Simple. Incidentally, a further difference between Canberra Residences and Arena Residences, is that the former is low-rise, while the latter is 14 storeys high, as the plot ratio is higher.
We would stronger recommend Arena Residences as a good investment opportunity. The pricing looks attractive for its location and tenure, as it is expected to hover around the $1,750 PSF range. Given that it is so close to the city and freehold, this neighbourhood has tonnes of potential to appreciate in value.
The Arena Residences showflat is located at Kallang Leisure Drome. It only shows a 3 bedroom show unit, though the project offers 2 bedroom and 3 bedroom dual key units as well. We think these units are good value, as they are space efficient, without huge balconies. If you like low-rise homes with lots of greenery around, you’ll like Canberra Residences.

Canberra Residences is itself going to be a very green development. Lots of gardens and cool waters. Over 160,000 square feet of greenery. The center is left very open with pools & facilities, and every block is surrounded by landscaping. Inside-facing units get pool views, outside-facing ones get garden views.
Even its basement carpark will be landscaped, with plantings extending to ground level affording natural ventilation and lighting. Plus 88 bicycle lots. This development is going for the BCA Greenmark Platinum award, and its ‘green-ness’ is going to make it a lovely place to stay in.
